DESIGN & MATERIAL SELECTION
Materials shape how a project feels.
We help turn ideas and practical needs into specific choices of layout, finishes, materials and products – choices that work both visually and technically.
The overall approach first, the details next – with decisions in the right order.
A COHERENT PALETTE
The material palette connects the whole project.
Choosing materials one at a time can produce a disjointed result. We develop a coordinated palette in which finishes, joinery, stone, metal and colour relate to one another – and to how the spaces are actually used.
- Stone & tilesFloors, wet areas and entrances
- Timber & joineryWarmth, details and interiors
- Metal & fittingsDetails you see and use every day
- Colour & finishesLight, spatial character and maintenance
The palette is established early and carried through design development, procurement and construction.
WHO IT IS FOR
When design and technical requirements need to work together.
Design is not just about appearance, but how something works over time. We treat design and material selection as part of the construction project, not as a separate process alongside it.
- Renovations where layout and finishes need to be decided
- New builds needing a consistent material concept
- Housing associations with entrances, stairwells and shared spaces
- Clients wanting support with product and purchasing decisions
The scope is tailored to the project's stage, budget and ambitions.
FROM THE WHOLE TO THE DETAIL
Decisions take shape layer by layer.
Each level builds on the previous one. Making choices in the right order avoids having to revisit them later.
- 01
Concept & direction
Needs, use, design character and budget set the framework for the project.
- 02
Spaces & proportions
Layout, light, storage and connections between rooms are developed.
- 03
Materials & finishes
The palette becomes specific: floors, walls, stone, timber, colour and metal.
- 04
Details & products
Ironmongery, lighting, appliances, sanitaryware and joinery are selected.
- 05
Documentation & decisions
Choices are documented so the contractor orders and builds correctly.
HOW WE ASSESS CHOICES
A material needs to do more than look good.
Each choice is assessed against several criteria at once. What works in a bedroom may not work in a stairwell.
- APPEARANCEHow the material relates to the overall design, light and other surfaces.
- WEARHow the surface withstands use, moisture and time in that particular location.
- MAINTENANCEThe care a material requires and its cost over time.
- BUILDABILITYWhether the solution can be built technically and how it connects to adjacent elements.
- DELIVERYLead times and availability that determine when a decision is needed.
- COSTWhere the budget delivers the most value – and where simpler choices are sufficient.
OUR ROLE
We represent you in your choices – we do not sell products.
- Independent advice
- Documented choices
- Connected to the construction process
We prepare proposals, documentation and recommendations so you can make decisions with both the design and its implications clearly understood. Choices are documented and carried into procurement and construction.
We do not sell materials or have ties to particular products. Purchases are made by you or the contractor using the documentation we have prepared.
WHAT YOU RECEIVE
Documentation you can build and order from.
- Material schedule
- Selected materials and finishes, room by room.
- Product & purchasing list
- Specified products, colours and quality requirements.
- Room specification
- What applies in each space, as a basis for the contractor.
- Decision sequence
- Which choices need to be settled first, and when.
The documents we prepare depend on the scope of the project and the stage at which we join.
Common questions about design and material selection
- Can you help with material selection only?
- Yes. We can join solely for material selection, although the result is usually better when choices are made alongside design development.
- Do you sell materials?
- No. We provide advice and documentation; purchases are made by you or the contractor using that documentation.
- Is 3D visualisation included?
- Needs vary between projects. We agree on the information and visual material you need to make decisions.
- When should materials be selected?
- Earlier than many expect. Some choices affect structure, electrical installations and plumbing and need to be settled during design development; others can be made closer to construction. Lead times often determine the latest possible decision date.
- How do you select materials for stairwells and shared spaces in a housing association?
- Wear, maintenance and safety carry more weight than in a private home. We consider how a space is used and how often it needs maintenance, balanced against appearance and cost over time.
- What does design and material selection support cost?
- It depends on the scope and how much documentation is needed. We propose an approach and scope after an initial conversation about the project.
- Can you work with materials we have already chosen?
- Yes. We can work from existing choices, review their technical suitability and complete the palette so the overall design is coherent.
