PRIVATE CLIENTS

You don't need to know it all. We help you make the decisions and hold the project together.

For you who are renovating a house, extending, building new or carrying out a larger apartment renovation. We produce the documentation, help you compare contractors and follow up that what is built matches what was agreed.

Contractors build. We are your adviser and the party holding the project together.

WHAT IS USUALLY HARD

The questions that are hardest to answer on your own.

A larger construction project is rarely difficult for lack of intent. It is difficult because decisions are made early, with limited information and without a fair way to compare the options.

  • What will the project actually cost?

We work through scope and technical conditions before prices are discussed, so the cost picture reflects what is to be done rather than a guess at an unclear description.

  • Which drawings and permits are required here?

We review what your specific project requires and produce the documentation needed, instead of leaving you to interpret the rules.

  • How do you compare quotes that look completely different?

We describe the same scope to everyone quoting. Differences then reflect workmanship and terms, not what happens to be included.

  • What happens when something changes?

Changes and additions are handled in writing with price and consequence before the work is carried out, so you can decide in time.

  • Who follows up on the contractor?

We attend site meetings, check the work against the documentation and pursue deviations as your counterpart.

  • How do I know what is built is correct?

Checkpoints and reviews are documented continuously and compiled into documentation you keep after the project.

WHAT YOU DECIDE – WHAT WE DO

Clear roles from the start.

You own the project and make the decisions. Our task is to make those decisions possible, and to make sure they carry through into documents, contracts and workmanship.

THE PROJECT JOURNEY

From idea to a finished and verified result.

Every stage ends with something concrete you take with you. You can use the whole chain or only the stage where you need support.

  1. 01

    Idea and first conversation

We review what you want to achieve, the conditions of the building and which questions need answering first.

    You take with you

A first picture of scope and possible directions

  2. 02

    Conditions and budget frame

Technical conditions are examined and the ambition is weighed against the budget before details are locked.

    You take with you

    A basis for choosing direction

  3. 03

    Drawings and permits

Design, structure and the documents the project requires are produced and coordinated.

    You take with you

Drawings and documents to build and apply with

  4. 04

    Procuring a contractor

The scope is described, bids are collected and reviewed so they can be compared.

    You take with you

    Comparable bids and a recommendation

  5. 05

    Construction start and delivery

We lead the work, coordinate the trades and hold together time, cost and decisions during construction.

    You take with you

A party driving the project on your behalf

  6. 06

    Inspection and quality assurance

We monitor workmanship and documentation against contracts and project documents, follow up departures through to remedial work and coordinate preparations for the relevant inspections.

    You take with you

Documentation for inspection and future maintenance

COST AND CHANGES

Decisions made early cost less than decisions made on site.

The most expensive changes are rarely the planned ones. They are the ones that appear when something was not described and has to be solved while work is underway.

No one can promise a construction project entirely free from cost increases. What can be done is to reduce the number of unplanned decisions and make consequences visible before they become expensive.

Described scope
The clearer the documentation, the less has to be interpreted on site – and the fewer questions turn into cost.
Written decisions
Changes and additions are priced and approved before they are carried out, rather than appearing on the final invoice.
Continuous follow-up
The cost position is followed up during the project so you see the development in time.
Realistic margin
We recommend reserving part of the budget for what cannot be foreseen in an existing building.

PERMITS AND DRAWINGS

Different projects require different documentation.

What is required depends on the work, the property and what the municipality requires in the individual case. We help you find out what is actually needed before planning continues.

We assess the need
The project is checked against the conditions of the property and the requirements in the specific case.
We produce the documents
Drawings, structural documentation and other material the case requires are produced and coordinated.
We keep it consistent
Drawings and technical solutions must align – otherwise the questions appear during construction instead.

Requirements are always assessed case by case. We do not provide legal advice, but we make sure you know what documentation your project needs.

CHOOSING A CONTRACTOR

Comparable bids make the choice easier.

Two quotes for the same project can differ widely without either being wrong – they often describe different things. Our job is to remove that difference before you choose.

  1. 01The scope is described identically to everyone quoting.
  2. 02Bids are reviewed against the description, not only the bottom line.
  3. 03Differences in scope, terms, timing and reservations are made visible.
  4. 04References and capacity to deliver are checked.
  5. 05You get a recommendation with reasoning – and make the decision yourself.

We have no ties to contractors or suppliers and gain nothing from the choice you make.

Contractor procurement

DURING CONSTRUCTION

You should not have to be the technical middleman.

Once work starts, questions arise every week. Most need a technical answer, not yours. We take that role and raise only what genuinely requires your decision.

Site meetings and coordination

We hold the trades together and drive questions between meetings.

Changes and additions

Variations are handled in writing with price and consequence before the work is done.

Time and cost

Schedule and cost position are followed up continuously and reported to you.

Quality and documentation

Workmanship is checked against the documents and controls are documented.

RESULT

What you gain from having your own adviser.

Completed living room with a large panoramic window facing the forest and a muted sofa
Completed result · Villa Saltsjöbaden

Better decision basis

Options and consequences are described before you have to choose.

A clearer cost picture

You know what the price covers and what can affect it.

One point of contact

One party to turn to instead of separate conversations with every trade.

Controlled delivery

Workmanship is followed up against the documents and documented.

TYPICAL PROJECTS

Projects we work on for private clients.

What they have in common is that several trades must be coordinated and that the decisions have consequences long after the work is finished.

See our projects

  • Larger house renovations with several coordinated trades
  • Extensions requiring permits, structure and connection to the existing building
  • New villa construction – from idea and drawings to finished house
  • Larger apartment renovations with changed layouts and wet rooms
  • Conversions affecting layout, installations or structure
  • Outdoor projects next to the home, such as decking, walls or groundworks

FAQ

Questions from private clients.

When should we involve you?
Preferably before the scope is locked. Early decisions on design, technology and budget affect cost the most. We can also join before procurement or during construction.
Do you build yourselves?
No. We handle engineering, advice, procurement, management and follow-up. The building work is carried out by procured contractors, and we represent you towards them.
Can you help before we know exactly what we want?
Yes. Much of the early work is about moving from idea to conditions: what is possible in the building, what the options mean and what they cost to deliver.
Does our project need a building permit?
It depends on the work and the conditions of the property. We review the project and help you find out what documentation and what type of case applies to you.
How do we choose the right contractor?
By comparing bids that describe the same thing. We produce the documentation, review the bids against it and present the differences. You make the final choice.
How are changes handled during construction?
Variations are priced and approved in writing before they are carried out, and reconciled against the budget so you see how costs develop.
Can you help with design and material choices?
Yes. We work with design and materials based on function, maintenance and budget, and make sure the choices carry through into documents and execution.
Can you take over an ongoing project?
Often. We review documents, contracts and current status and propose how the assignment can continue. What is possible depends on the stage and the agreements in place.
What does your assignment cost?
It depends on scope and which stages we are involved in. After a first conversation we return with a proposed setup and what it involves.
