SERVICES
Six services that hold a construction project together.
We represent you as the client from the first idea to a verified result. The services can be used individually or as one continuous process – it depends on the scope of your project and where the need is greatest.
Contractors build. We plan, procure, manage and follow up.
OUR ROLE
On the client's side of the table.
A construction project involves many parties with different interests. The architect draws, the engineer calculates, the contractor builds and suppliers deliver. What is usually missing is someone holding the whole together for the client.
That is our role. We do not carry out the building work and have no ties to contractors – our task is to make sure your project is properly defined, properly procured, properly executed and properly verified.
- One responsibility
- One party keeping documents, schedule, cost and decisions connected throughout the project.
- Decision support
- You get material to decide on – not finished decisions you are expected to approve.
- Independence
- We evaluate tenders and workmanship based on your project, not on someone else's delivery.
- Traceability
- What is decided is documented and followed up, so nothing depends on recollection.
SERVICE AREAS
What we do – and when in the process.
The services follow the natural order of a project. Most projects begin with engineering and advice, but you can join later – for example ahead of procurement or once construction is already under way.

Not sure where your project starts? We go through it together before anything is procured.
PROJECT SEQUENCE
From idea to verified result.
The sequence is not administrative – it determines how much is settled before money starts moving. The more that is resolved early, the fewer costly decisions are needed during construction.
01
Basis and direction
We clarify conditions, scope and technical solutions, and develop design and material choices that hold through the whole project.
02
Documents and permits
Drawings, permit documents and structural documentation are produced so that what will be built is described before it is priced.
03
Procurement and contracts
Clear tender documents produce comparable bids. We evaluate them and help you sign a contract with the right scope.
04
Execution and control
During construction we coordinate the work, run site meetings and follow up that the execution matches what was agreed.
We do not carry out the building work, and we do not perform the final inspection – we represent you in both.
SCOPE
The whole process or a defined assignment.
Not every project needs everything. We adapt the scope to the size and risk of the project and to the expertise you already have in place.
Full assignment
We follow the project from the first review until the final stage is complete, with one combined responsibility for documents, procurement, execution and follow-up.
- Major renovations and conversions
- New builds and extensions
- Projects with several contractors
- Clients without their own construction organisation
Defined assignment
You can engage us for a clearly limited part – for example only the procurement, or only the control work during construction.
- Second opinions on documents or tenders
- Support ahead of board decisions
- Control of an ongoing contract
- Documents for a building permit
WHO WE WORK WITH
Two ways of working with us.
The conditions differ – and so does the way we work.
Property owners & associations
Decisions are made by a board and affect many people. We produce material that can be decided on and communicated, and keep the project together between meetings.
For property ownersPrivate clients
It is your home and often your single largest investment. We explain what the choices mean and represent you towards contractors and suppliers.
For private clients- Do you build yourselves?
- No. The building work is carried out by procured contractors. We work on the client's side with engineering, advice, documents, procurement, management and control. That lets us assess the work without assessing our own delivery.
- Do I have to use every service?
- No. Many projects use the full chain because the decisions are connected, but you are welcome to engage us for a defined assignment – for example procurement only, or control during construction only.
- When is the right time to bring you in?
- As early as possible has the greatest effect, since the largest costs are locked in when scope and solutions are decided. But it is rarely too late – we often join ahead of procurement or when an ongoing project needs structure.
- What does it cost?
- The fee depends on the scope and complexity of the project and how much of the process we are responsible for. We always define the assignment before we start, so you know what is included.
- What difference does it make to the total cost?
- We cannot guarantee a lower final cost, but comparable tenders, a clear scope and fewer changes during construction reduce the most common reasons projects become more expensive than planned.
- Where do you work?
- We work in Stockholm and the surrounding region, and take on assignments elsewhere in Sweden when the scope of the project justifies it.
NEXT STEP
Start with a review of your project.
We review the conditions and are clear about what is reasonable, which stages matter most and what a suitable next step could be.
