PROJECT & CONSTRUCTION MANAGEMENT
Control throughout construction.
We represent the client and coordinate the project's participants, decisions and follow-up from the start of construction through to completion.
One clear point of contact to keep the project moving.
WHEN CONSTRUCTION BEGINS
When many parts need to work together.
Construction brings together contractors, consultants, deliveries and decisions – all of which affect one another. Project and construction management means someone coordinates the whole, addresses issues in the right order and gives the client the information needed to make decisions.
- Housing association renovations
- Major alterations
- Property projects
- House projects
- Residential buildings
- Commercial projects
The scope is tailored to the project's size, organisation and stage.
What we coordinate
We can manage the entire construction stage or selected parts, depending on how the project is organised.
- Project organisation
- Clear roles, responsibilities, communication channels and decision-making arrangements from the outset.
- Coordination
- We coordinate contractors, consultants and other participants.
- Time & progress
- We monitor the project's planning, activities and key milestones.
- Cost monitoring
- We help the client track costs, changes and financial implications.
- Site meetings & decisions
- A structured approach to meetings, open issues, decisions and follow-up on what has been agreed.
- Quality & workmanship
- Within our agreed scope, we monitor progress against the documents, contracts and the client's requirements.
CONSTRUCTION
We keep the project moving – step by step.
The approach is tailored to the project, but construction usually follows the same progression from site set-up to handover.
- 01
Start & site set-up
The project organisation, roles, meeting arrangements and working conditions are established.
- 02
Construction
Work begins and the project's participants are coordinated throughout.
- 03
Follow-up
Time, costs, issues, quality and changes are monitored continuously.
- 04
Completion
Outstanding issues and works are followed through to completion.
- 05
Handover
The project is brought to an orderly close and the relevant documentation is checked.
FOUR AREAS WE MONITOR
Management means keeping several areas under control at once.
These areas are connected. A change in one usually affects the others, so they are monitored together throughout construction.
- TIMEPlanning, activities, dependencies and milestones.
- COSTThe financial position, changes and their cost implications.
- QUALITYWorkmanship in relation to the documents and contracts.
- DECISIONSThe right information at the right time, documented and followed up.
THE ROLES
Project management and construction management – what is the difference?
- Project management
- Focuses on the whole: organisation, cost, time, decisions, coordination and the project's objectives.
- Construction management
- Works closer to construction itself and the ongoing monitoring of work on site.
In many projects the roles overlap. How they are divided or combined depends on the project's size, organisation and needs, and is defined in the scope of our appointment.
THE CLIENT'S REPRESENTATIVE
We sit on the client's side of the table.
- The client's perspective
- One coordinating partner
- Documented follow-up
Our role is to help the client establish control, obtain the right decision-making information and keep the project moving through construction. We coordinate, follow up and highlight issues before they become costly.
Contractors are responsible for carrying out the works they have been appointed to undertake. We do not carry out those works or submit our own tenders for the project.
CHANGES & DECISIONS
When something changes, the implications need to be clear.
Changes during construction are common. The challenge is rarely the change itself, but that its implications are not clear before a decision is made.
- CostAdditional and omitted works need to be priced and documented.
- TimeActivities and dependencies in the programme may need adjusting.
- Other worksRelated activities and contractors may be affected.
- Technical solutionsThe change may affect workmanship, documents and requirements.
We help the client structure the issue and understand the implications before making a decision. However, not every cost variation in a construction project can be foreseen.
Common questions about project and construction management
- What does a project manager do in a construction project?
- The project manager coordinates the whole: organisation, programme, costs, participants and decisions needed along the way. The role provides structure and the information the client needs to make decisions.
- What does a construction manager do?
- A construction manager works closer to construction itself, monitoring the works through site coordination, site meetings, checks against documents and follow-up on issues arising on site.
- What is the difference between project management and construction management?
- Project management focuses on overall direction; construction management focuses on delivery and ongoing monitoring. The roles are often combined in smaller projects. Their allocation is defined in the scope of the appointment.
- When should an external project manager be appointed?
- Ideally before procurement, since scope and contracts affect the entire construction stage. We can also join a project that has already started.
- Can you represent a housing association or property owner in dealings with the contractor?
- Yes. We represent the client and liaise with the contractor on matters within our appointment. Where a contract requires legal assessment, we recommend appointing a solicitor.
- Do you help with site meetings and cost monitoring?
- Yes. We organise meetings, document decisions and open issues, and monitor costs, changes and their financial implications against the project budget.
- Can you take over management of a project already under way?
- Yes. We review contracts, documents, the programme and the financial position, then propose how management can be taken over based on the current stage.
Before and after construction
Construction builds on the preparation already completed and concludes with quality checks. These are the most closely related services.
- Engineering & advisoryTechnical documentation and independent advice from the early stages.
- Permits, drawings & structureDocuments that hold up through the permit process and can be built from.
- Contractor procurementComparable quotes and the right contractor for the project.
- Control & quality assuranceControls along the way and orderly documentation before final inspection.
