ABOUT US

We started MODUR because we saw a construction process that could be done better.

MODUR Projects was founded out of practical experience of the construction industry. We are the client's advisory and project management partner – from the first decision to the finished result.

Contractors build. We hold the decisions, documents and follow-up together.

WHO WE ARE

Founded on practical experience of the construction industry.

MODUR Projects grew out of practical experience of the construction industry. One of our founders has a background as both a carpenter and a building engineer – a combination that has given us an understanding of both what is drawn on paper and what actually has to work on site.

Over nearly ten years in the industry, we have worked closely on projects at different stages and seen the same problems recur. Poor planning, unclear documentation, decisions taken too late and gaps between client, designers and contractors can quickly lead to unnecessary costs, delays and compromises in the end result.

That was an important reason why we created MODUR. We wanted to build the way of working we ourselves felt was missing – where the project has the right structure from the start, where decisions are made on the right basis, and where someone has control of the whole throughout the process.

An important part of this is the economics. Early in the project, we help create a realistic picture of what the project is actually likely to cost. Not through optimistic estimates or teaser pricing, but by clarifying scope, conditions and cost-driving decisions before the project has gone too far.

This gives the client the opportunity to prioritise, adapt and make well-considered decisions while there is still room to act. The goal is fewer financial surprises along the way and a considerably clearer picture of the whole from the outset.

That is why we work with engineering, advisory services, procurement and project and construction management with the client's interests at the centre. Our role is not to be yet another contractor, but to help our clients make the right decisions, create clear conditions for those who will carry out the work and follow the project all the way to a well-executed result.

We do not believe every problem in the construction industry can be eliminated. But many can be prevented with better planning, clearer communication and a greater understanding of how early decisions affect cost, delivery and the end result.

That is where MODUR comes in.

From hands-on experience on site to control of the whole project.

HOW WE WORK

Four principles that govern how we run an assignment.

The principles are the same whatever the size of the project. They decide what we do first, what we document and what we return to before the next step.

  1. 01

    Documentation before decisions

We produce what is missing – measurements, technical conditions, alternatives and consequences – before a decision is due. Decisions based on guesswork become expensive later.

  2. 02

    One party holding it together

You should not have to coordinate consultants, authorities and contractors yourself. We are the connecting party and the one you turn to when something needs sorting out.

  3. 03

    Written and traceable

Scope, changes and approvals are documented. That makes it possible to show afterwards what was ordered, what changed and why.

  4. 04

    Follow-up all the way

The work is not finished when the contractor is. We verify against the documents, record deviations and drive them to resolution before the project closes.

THE CLIENT PERSPECTIVE

The difference between buying a build and running a project.

Many projects start with a quote. By then several of the most important decisions have already been made – by someone else. This is what the difference looks like in practice.

  • Without client support

Scope is defined by the contractor's quote.

    With us as your representative

Scope is defined by your needs and documented before quotes are requested.

  • Without client support

Tenders are hard to compare because they contain different things.

    With us as your representative

All tenders are based on the same documents and can be compared directly.

  • Without client support

Changes and additions are discussed verbally during construction.

    With us as your representative

Changes are handled in writing with price and consequence before they are carried out.

  • Without client support

Quality is assessed by whoever did the work.

    With us as your representative

Quality is checked against the documents by someone who did not do the work.

  • Without client support

You are the project manager alongside work and everyday life.

    With us as your representative

You make the decisions. We drive the work between them.

We do not take over your ownership of the project – we make sure you have what you need to steer it.

NETWORK AND SPECIALISTS

The right expertise at the right stage – without an unnecessary organisation.

Engineering and client support are handled in house. Other expertise is brought in when the project requires it, from architects and structural engineers to services and specialist consultants, and contractors during construction.

The model is deliberate. A small project should not pay for a large organisation, and a complex project should not be limited by what one company happens to have internally.

  • We are responsible for coordination

Whoever takes part, we hold together documents, schedule and interfaces towards you as the client.

  • You can see who does what

Roles and responsibilities are set out openly in the project. You should never have to guess who is accountable for a given part.

  • Contractors are procured, not predetermined

Contractors are selected on the project's requirements and a comparison of tenders, not on a fixed relationship with us.

  • We do not state numbers of partnerships or name parties who have not approved being listed here.

QUALITY AND RESPONSIBILITY

What you can hold us accountable for.

We are explicit about what our assignment covers. That makes responsibility possible to follow up – for you and for us.

The content of the documents

That engineering documents and specifications are thorough, coordinated and sufficient to build and price from.

The order of the procurement

That tenders are requested on equal terms, evaluated objectively and that the contract reflects what was actually agreed.

Control during construction

That work is verified against the documents, that deviations are recorded in writing and driven to resolution.

Closing and handover

That the project is closed in an orderly way with documentation, recorded defects and a clear picture of what remains.

VALUES

Four words that should be noticeable in an assignment – not just stated on a page.

If any of these do not hold true in your project, we want to know during the work, not afterwards.

Clarity
You should understand what is decided, why and what it costs.
Independence
We gain nothing from which contractor is selected.
Precision
The detail in the documents decides the quality of the execution.
Longevity
Solutions should hold up after the warranty period, not only at inspection.

NEXT STEP

Tell us where your project stands today.

You do not need finished drawings or a set budget. A first conversation is enough for us to say what a reasonable next step is.
